Why two quotes at the same $/sf are not the same quote
The per-square-foot figure is a quotient, not a specification. One builder may include allowances for cabinetry and flooring; another may exclude them and add later. One may count only conditioned space; another may count the garage and covered porches, which lowers the apparent rate without lowering the cost. Before comparing two numbers, confirm which areas are in the denominator and which scope is in the numerator.
Use it to sanity-check, not to budget
Per-square-foot is a reasonable way to test whether a bid is in the right postcode. It is a poor way to set a budget, because the same house at the same size can vary by more than 100% between finish levels. Price the scope you actually intend to build, then divide — not the other way round.
