Scope most often left out

- Stairs — the most labour-dense square footage on the whole deck
- Grade change and how far the footings have to go down

Stairs are not deck square footage
A run of stairs takes several times the labour per square foot of the deck field, because every riser is cut, fitted and fastened individually. Estimating stairs inside the deck area is the single most common way a deck bid loses money. Price them per riser.
Grade decides the substructure
A deck 18 inches off flat ground and a deck 8 feet off a sloped lot are different structures with the same top surface. Footing depth, post length, bracing and guard requirements all change. Walk the grade before you price the framing.

How do you estimate a deck build?
Price the substructure and the surface separately: footings by count, posts and beams by linear foot, joist framing and decking by square foot, railing by linear foot, and stairs by riser. Add demolition, ledger flashing and permits, The estimator does this from your uploads or description.
Why are stairs priced separately from the deck?
Because they take several times the labour per square foot. Each riser is individually cut, fitted and fastened, and the railing on a stair run is more complex than on a straight deck edge. Folding stairs into the deck area is the most common way a deck estimate comes up short.
What raises deck cost the most?
Height and grade. A raised deck on a sloped lot needs deeper footings, longer posts, bracing and guard rails, all of which add labour before a single board goes down.
