Scope most often left out

These are the lines that turn a won bid into a loss. Price them or exclude them in writing — never assume them.

  • Sheathing rot found only after tear-off — carry an allowance
  • Opening count: every window and door is trim labour, not field
  • Flashing details at penetrations and transitions
  • Multi-storey staging and access
  • Disposal volume on a full tear-off

Openings decide the labour

Two elevations of equal area price very differently if one is blank wall and the other has six windows. Every opening needs trim, flashing and cut siding around it. Take off openings by count alongside field area, or the estimate will be short on exactly the elevations that look easiest.

Allow for sheathing you cannot see

As with roofing decking, sheathing condition is unknown until the old siding is off. Carry a written allowance with a unit rate beyond it so the discovery is priceable rather than absorbed.

FAQ

How do you estimate a siding job?

Take off field area in squares, then price detail separately — corners and fascia by linear foot, window and door trim by count. Add tear-off and disposal, house wrap, flashing, a sheathing allowance and access or staging. The estimator does this from your uploads or description.

Why count windows and doors on a siding estimate?

Each opening requires trim, flashing and cut siding, which is far more labour per square foot than open field. An elevation with many openings costs considerably more than a blank wall of the same area.

How do I handle rotten sheathing?

With a stated allowance and a unit rate for anything beyond it. You cannot assess sheathing until the existing siding is removed.
